Thailand Real Estate Market 2026: A Changing Market Creates New Opportunities for Buyers and Investors

3

Thailand’s property market is entering a period of adjustment in 2026, with weaker domestic purchasing power, high unsold condominium inventory and changing foreign buyer demand shaping the residential sector. However, industrial property, luxury residences and selected resort destinations continue to attract investor interest.

Thailand’s real estate market is experiencing a mixed performance in 2026. While residential developers face challenges from tighter mortgage conditions and cautious buyers, other property sectors continue to benefit from foreign investment, tourism-related demand and the expansion of digital industries.

According to Cushman & Wakefield’s Q3 2026 market outlook, the market is becoming increasingly divided, with investment-driven sectors showing stronger fundamentals while residential properties continue to adjust to changing economic conditions.

Bangkok Condominium Market Faces Oversupply Challenges

4

Bangkok’s condominium market continues to face a significant supply overhang despite an increase in new project launches.

During the third quarter of 2026, approximately 4,876 new condominium units were launched, bringing total new supply during the first nine months to 14,377 units.

However, the market still has more than 65,300 unsold condominium units, with an estimated combined value of THB 370 billion. Approximately 25,700 units have already been completed and are ready for transfer.

Developers are responding with discounts, promotional campaigns and flexible payment arrangements to attract buyers and accelerate ownership transfers.

The market is also becoming more selective, with buyers placing greater importance on location, pricing, construction quality and access to transportation.

Foreign Buyers Bring New Opportunities to Thailand

5

Foreign buyers remain an important part of Thailand’s condominium market, although purchasing patterns are changing.

China continues to be the largest foreign buyer market, but Russian, Indian and other international buyers are becoming increasingly important.

According to Cushman & Wakefield’s analysis of first-half 2026 data:

  • Chinese buyers remain the largest foreign condominium buyer group.
  • Russian buyers are particularly active in resort destinations such as Pattaya and Phuket.
  • Indian buyers are gaining attention, particularly for larger residences and family-oriented properties.
  • German and other European buyers also contribute to demand in selected resort markets.

In Chonburi, Chinese buyers remain the largest foreign buyer group, followed by Russian and German buyers.

Russian buyers generally show interest in beach-oriented condominiums priced below THB 6 million, often for holiday homes or second residences.

This changing buyer profile is creating opportunities for developers and property agencies to reach a wider international audience through more targeted marketing strategies.

Pattaya and Phuket Remain Important Resort Property Markets

Thailand’s resort destinations continue to attract international buyers looking for holiday residences, second homes and long-term lifestyle investments.

Pattaya benefits from its coastal location, established international community, restaurants, shopping centres, healthcare facilities and connectivity to Bangkok and the Eastern Economic Corridor (EEC).

Russian demand is particularly visible in Pattaya, while Phuket continues to attract international buyers interested in luxury condominiums, pool villas and branded residences.

The growing diversity of foreign buyers also means that developers need to understand different purchasing preferences, budgets and ownership objectives.

Rather than relying on one nationality, the market is gradually moving towards a more diversified international customer base.

Industrial Property and Data Centers Attract Strong Investment

6

While the residential market faces pressure, Thailand’s industrial property sector continues to benefit from foreign direct investment and the expansion of technology-related businesses.

During the first half of 2026, the Board of Investment (BOI) approved approximately 1,300 investment projects worth a combined THB 1.31 trillion.

Foreign direct investment reached THB 1.14 trillion, an increase of 81% compared with the same period in the previous year.

Digital-related projects accounted for approximately THB 839.23 billion, supported by investment in data centers and large-scale digital infrastructure.

The Eastern Economic Corridor (EEC), covering Chonburi, Rayong and Chachoengsao, remains an important area for industrial development, logistics and technology investment.

These developments could support future demand for industrial land, warehouses, factories and residential accommodation for professionals working in the region.

Luxury Properties Continue to Attract High-Net-Worth Buyers

7

Despite weaker purchasing power among some domestic buyers, the luxury property segment continues to attract interest from high-net-worth individuals and international investors.

CBRE’s 2026 Thailand Real Estate Market Outlook highlights continued demand for luxury and super-luxury condominium developments in Bangkok, supported by strong sales performance among existing premium supply.

In resort destinations, luxury condominiums, pool villas and branded residences are also attracting buyers seeking lifestyle properties and potential rental income.

However, investment returns depend on property location, purchase price, rental demand, management costs and market conditions.

What Should Buyers and Investors Watch in 2026?

The property market in 2026 presents both challenges and opportunities. Buyers and investors should pay particular attention to:

  • Location: Properties near established transport links, business districts, beaches and lifestyle facilities.
  • Pricing: Competitive resale opportunities and developer promotions.
  • Foreign ownership: Understanding condominium foreign quota availability and legal requirements.
  • Rental demand: Evaluating actual rental performance rather than relying on projected yields.
  • Project quality: Construction standards, management, maintenance and long-term value.
  • Infrastructure: Major transport, industrial and technology developments that may influence future demand.

Thailand Property Market Outlook

Thailand’s real estate market in 2026 is not experiencing the same level of growth across every segment. Residential developers are becoming more cautious, while industrial property, digital infrastructure and selected luxury markets continue to attract investment.

For international buyers, Pattaya and Phuket remain important destinations to watch, particularly as the foreign buyer market becomes more diverse.

As the market continues to adjust, opportunities are likely to favour well-located properties, realistic pricing and developments that respond to genuine buyer demand.
